The Woodlands Muddy Trails Bash

The Woodlands Creekside Park Village
Don’t miss the Muddy Trails Bash on Saturday, April 2, 2011, from 3 to 8 p.m.

Runners of all ages can participate in the Muddy Trails 5K or Muddy Trails 10K, both USA Track and Field sanctioned. Courses wind through the beautiful George Mitchell Nature Preserve, located on 1,800 wooded acres adjacent to Rob Fleming Park in the Village of Creekside Park. The Little Muddy Kids Race is also planned which is a non-competitive event designed to promote fun and fitness, is for kids ages 5 to 12, and new this year, the Muddy 5K9 Canine Fun Run is for runners and their dogs!

In conjunction with the Muddy Trails races, enjoy the Muddy Bowl cook-off from 3 to 8 p.m. at Rob Fleming Park. Taste a sampling of the cook-off teams’ entries and vote for your favorite. Enjoy live zydeco music and take part in crafts, games and activities for the whole family. Admission for spectators and visitors is free.

Feed the whole family at the Muddy Bowl crawfish boil! Plates include crawfish, potatoes and corn. Tickets are only $5 per person. All Muddy Trails race participants receive one complimentary food ticket. Additional concessions will be available for purchase.

Register online at www.thewoodlandstownship-tx.gov, or in person through April 1, 2011, at The Woodlands Recreation Center, 5310 Research Forest Drive or Luke’s Locker, 9595 Six Pines Drive, Suite 1060. Race day registration will be held at Rob Fleming Park from 3 to 4:30 p.m.

The Woodlands 2010 Real Estate Market Report

Calendar year 2010 real estate activity was not over-the-top nor under-the-bridge. As the charts indicate, we followed the month-by-month pattern of previous years. Our inventory of active listings really began to build in July; later than historical month of March. After a spike in April, contracts returned to the “normal” seasonal bell curve.

Months of inventory has already declined to 5.5 in January 2011. A balanced market exists between 5 and 7 months of inventory; our market is always in that range. Average days-on-market remains below the regional and national levels. We still see multiple offers and/or contracts on the first day on market for listings with location and condition amenities.

There are price ranges that lack sufficient inventory to match buyer demand. If you are considering listing your home for sale this year, now would be an excellent time to achieve the goals of maximum sales price and minimum time on market.
