    The Woodlands Real Estate Market – YTD Sales Thru October

    Although the YTD 2009 average list price of homes for sale in The Woodlands is $415,000, the above graph tells us the sales activity is in the $200,000 to $300,000 list price range. Explanations include $8,000 tax credit, new underwriting requirements, and/or lack of jumbo loans in mortgage markets.

    Fall in The Woodlands
    A major energy firm is planning a consolidation of operations in both the Dallas and Houston areas into a yet-to-be-built campus close to The Woodlands. Estimated size of the office campus is 9 million square feet! The first phase of 800 to 1,200 families shouldl be potential buyers of homes in The Woodlands. Timing is unknown; still purchasing tracts of land. Best guess...Exxon and Mobil.
