Months of Inventory Defines The Real Estate Market in The Woodlands

Post Category: Community,Real Estate — Michele Flory @ 8:13 am

This number has proven to be a solid general indicator of market direction and price change magnitude. Housing researchers consider a 6 to 6.5 month supply of homes for sale to represent a balanced housing market.

Months of inventory equals the number of current listings divided by the average number of sales per month during the prior 12 months. .

In March 2009, the national months-of-inventory was 9.7; the Houston SMA was 6.1. The Woodlands 4.5 months of inventory in March is further positive proof of our unique position in the real estate market.

To put these numbers in further perspective, here is a table recently published by the National Association of Realtors.

A recent article from the Journal Of The Real Estate Center At Texas A&M University, Balancing Act, What is a normal market, offers a detailed explanation of the housing supply and demand impact on price levels in a market.
