    New Custom Homes In The Woodlands – Update

    Custom residences are offered in beautiful settings including East Shore, the “Garden District” of The Woodlands Town Center on Lake Woodlands; near the Gary Player Signature golf course in the Village of Sterling Ridge; and in the gated communities of Carlton Woods and Carlton Woods Creekside. Homes are priced from the $770’s to more than $3 million. There are currently 29 homes ready for move-in.

    Available custom homes range in size from approximately 3,404 to 9,000 square feet and include three to six bedrooms, up to six full baths and two half baths and two- to four-car garages. Amenities vary and can include a separate casita, wine room, second floor balcony, two staircases, summer kitchen with an outdoor fireplace and a lavish pool. Homes feature one- to three-story designs. Custom homes can be built to meet the homebuyer’s specific needs.

    Custom residences are available overlooking the Nicklaus Signature golf course, the Gary Player Signature golf course and the Tom Fazio Championship course; viewing 200-acre Lake Woodlands; on oversized homesites; greenbelt sites; and/or cul-de-sac locations.     MORE THAN 520 FAMILIES HAVE PURCHASED NEW HOMES IN CREEKSIDE PARK

    More than 520 families have purchased new homes in The Woodlands’ ninth and newest village, Creekside Park, and are enjoying the area’s many parks and amenities. Designed with an emphasis on outdoor recreation and communing with nature, the new village includes 1,850 areas of parklands encompassing the 1,700-acre George Mitchell Nature Preserve, 20-acre Rob Fleming Park and 72-acre Lake Paloma, along with many other neighborhoods parks, trails and greenspaces.

    The Woodlands Real Estate – Part 5 – List Price Versus Sale Price

    The January sale price as a percent of list price in The Woodlands was 93.5.

    Every calendar year begins at a lower percentage than the average 97%. Homes closed in January were the result of negotiated contracts in December. The last month of the year is traditionally a slower market for property showing appointments; resulting in sellers being more flexible on sale price.

    List price is established prior to the actual listing in HAR. The Realtor prepares a Comparative Market Analysis (CMA) based on the actual sales history within the last three to six months of comparable homes…location, condition, amenities, etc. Knowing that homes in The Woodlands sell for an annual average of 97% of list price, a negotiating amount is added to arrive at the final list price.

    We still see sale prices over 100% of the list price in our market; a result of multiple offers. We have also seen very few homes sell in the 80% range; a result of the seller establishing original list price rather than using market analysis provided by Realtor.

    This year will be a banner year for home values in The Woodlands. Homes in great locations with updated amenities will sell at premium price levels.

    The Woodlands Real Estate – Part 4 – Months Of Inventory

    The Months Of Inventory is calculated dividing current active listing inventory by average monthly sales of the prior 12 months.

    The Woodlands Months Of Inventory in February is 4.5 months. A number above 6 is defined as a buyer's market; meaning there are more listings than buyers. A number below 6 is a seller's market; meaning there are more buyers than available listings.

    As the homeselling season begins, there will be a gradual increase in the months of inventory that has peaked in July - August for the past two years.
