Henry Altman of BA Development made a presentation on the Plaza at Indian Springs. This is a development at the intersection of Kuykendahl and Flintridge. To begin the meeting he provided attendees with a one page information flyer. It states that "The Plaza at Indian Springs is a unique complex that will serve the community as a medical facility as well as a dining and entertainment destination with three world-class restaurants, a large music pavilion and a musically choreographed fountain. With a building concept like no other in the Houston area, The Plaza is a mix use of everything the community needs while providing a modern gathering place and an exciting venue for entertainment."
He provided the following information:
1. The site is 10.08 acres.
2. There will two 24,000 sq ft medical/office buildings that include a St. Luke's 24 hour/day medical center. This will be for emergencies by individuals without the use of ambulances. Most of the 10 remaining offices will be dedicated to the medical profession with many dentists already committed to leases.
3. There will be three restaurants on the north side, Chez Thai, Enrique's Latin Grill (family restaurant) and Rao's Northern Italian Restaurant.
4. A fountain will occupy 17,000 sq ft of the the 30,000 sq ft plaza between the five buildings. The fountain will be programmed with music and a light show. There will also be a music pavilion island in the Plaza.
5. The Plaza's three restaurants , music pavilion and fountain will be used to present concerts and festivals. These events will probably be on Thursday, Friday and Saturday evenings and Sunday afternoon. Approximately 1100 people may witness each concert with about 750 maximum of those seated in the restaurants, which will have opening glass doors. The stage will be set to project the audio toward the north and especially design acoustic systems would be provided to restrict noise to 64 dba at the property line before 10:00 PM and 55 dba after 10:00 PM. He stated that the audio design, the building design and the 70' buffer would allow noise control to these limits. He also stated that the concerts would be jazz without the heavy bass that is normally a problem.
6. Parking capability is 409 spaces. Arrangements are being made to remotely park the remainder.
7. Light poles will be a maximum of 16' high.
8. Construction will likely start next month with the medical buildings opening July 2007 and the restaurants a few months later.
9. An exit onto Flintridge will be located 70' west of the entrance into Lenox Hill.
